APPLICATION PROCESS: Long-Term Unfurnished Apartments
A $50.00 fee is required with a completed application to check for credit worthiness (a minimum FICO score of 670 is required). This fee is non-refundable.
Once credit worthiness is established, an initial deposit in the amount of $1,000.00 will be taken from the credit card provided to produce a lease. This deposit is non-refundable should the lease not be fully executed.
When the lease is fully executed the deposit of $1,000.00 will be applied to the final security held. Total security will be equal to 2 month’s rent unless you are 62 or older than security equals 1 month’s rent.
The lease must be signed and returned within two (2) business days. At the time you return the signed lease, payment for the first month’s rent and balance of security will be required. We accept Master Card, Visa, Discover and American Express during the application process and first month’s rent and security ONLY. Monthly rent will be paid through direct payment and the authorization form will be sent with the lease documents.
Keys will be given on the commencement date of the lease. Check-in starts at 3pm.
In the event you have a pet, you will be required to pay a non-refundable one-time fee of $250.00 per pet, with a maximum of (1) dog under 25lbs OR 1or 2 cats; and sign a Pet Agreement indicating you will be responsible for any damage incurred by the pet. The pet agreement will be sent with the lease. You will need to provide a vaccination record from your veterinarian stating clearly the weight of the pet.
For your protection, we require the following: a certificate of insurance naming the Landlord as interested party on a policy that will carry insurance not only on your personal belongings, but also liability insurance for $300,000 to $500,000 per occurrence. You must supply a copy of the Certificate of Insurance prior to the commencement date of the lease or have your agent email or fax the policy to our office (203-431-4028). The Landlord name and address are provided in the lease documents.
